Why Dholera /01
Why Dholera? – India’s First & Largest Greenfield Smart City
Dholera Special Investment Region (DSIR) is one of India’s largest greenfield smart city projects, spread across 920 sq km. Because it is being built from the ground up, there are no legacy infrastructures (old utilities, outdated layouts) to rework. This allows modern design, seamless integration of technology, efficient planning, and future-proof expansion.
Infrastructure Backbone & Key Projects
Dholera Solar Park
Planned as a 5,000 MW (5 GW) solar power project by 2030. Tata Power has already initiated a 400 MW installation.
Airport & Expressway
As previously noted, the airport and expressway projects are critical to connectivity.
Water, Sewage, Utilities
Integrated underground utility corridors, smart meters, efficient waste collection, and treatment systems are built into the master plan.
Activation & Early Development Zones
The activation zone (22.5 sq km) ensures that growth starts with essential infrastructure and functionality, which then radiates outward.
Strategic Location Advantage
Geography: Spread across 920 sq. km, Dholera is located in Gujarat’s Ahmedabad district, about 100 km from Ahmedabad city and well-connected to major cities, ports, and airports.
DMIC Backbone: Positioned on the Delhi-Mumbai Industrial Corridor, it gives industries unparalleled connectivity to India’s biggest trade and export routes.
Proximity to Ports: Close to Mundra, Pipavav, Dahej, and Hazira Ports, making it a logistics and export powerhouse.
Upcoming Airport: The Dholera International Airport (22 km²) is under construction and will be operational by December 2025, serving as a key global aviation hub.

City Development plans
Planned. Structured. Future-Ready.
Dholera Smart City is being built on the principles of scientific planning and phased development. To ensure world-class infrastructure, balanced land use, and sustainable growth, the city is divided into Town Planning (TP) Schemes and Sub-Town Planning (Sub-TP) Schemes. These frameworks guarantee that every plot of land fits seamlessly into the city’s master plan — from housing and industries to roads, utilities, and green spaces.
What are TP Schemes?
Town Planning Schemes are large-scale planning areas that form the backbone of Dholera’s development. Each TP scheme ensures proper allocation of land for residential, industrial, commercial, recreational, and social infrastructure.
Key Features of TP Schemes in Dholera:
-
📐 Systematic Land Readjustment – Land parcels reorganized to create well-connected plots.
 -
🛣 Integrated Infrastructure – Roads, utilities, water, drainage, and power built into planning.
 -
🏭 Mixed Land Use – Balanced distribution of residential, industrial, commercial, and institutional areas.
 -
🌱 Green Belts – Parks, open spaces, and eco-corridors for sustainable living.
 -
🚧 Phased Development – Initial TP schemes (like TP1 & TP2) form the Activation Zone to kick-start growth.

What are Sub-TP Schemes?
Sub-Town Planning Schemes are micro-level plans within each TP Scheme, focusing on smaller areas to ensure that community-level facilities and neighborhood infrastructure are delivered effectively.
Key Features of Sub-TP Schemes:
-
🏡 Neighborhood Focus – Schools, parks, local markets, and healthcare facilities at community level.
 -
🚗 Smooth Mobility – Internal roads, pedestrian pathways, and connectivity to major TP roads.
 -
🏬 Essential Amenities – Space for shops, day-care, religious places, and social interaction hubs.
 -
🏗 Controlled Development – FAR (Floor Area Ratio), building heights, and setbacks regulated for safety and uniformity.
 -
🔧 Flexibility – Allows quick adoption of innovative housing, renewable energy solutions, and modern urban designs.

-
Planned Growth: Prevents unregulated construction and ensures balanced development.
 -
Investor Confidence: Assures land value appreciation with proper zoning and infrastructure.
 -
Resident Comfort: Guarantees access to amenities, safety, and green living spaces.
 -
Global Standards: Brings Dholera at par with the world’s most advanced planned cities.
